Job Description

Title: SENIOR QUANTITY SURVEYOR
Division:Surveying
Location:Swanley and/or Site based
Reporting to: Surveying Director/Construction Manager

SPECIFIC DUTIES

1. Analysis and assessment of sub-contract quotations.
2. Negotiating, in conjunction with the Construction Manager, sub-contract packages.
3. Drafting and letting sub-contracts as authorised by the Construction Manager and approved by the Surveying Director.
4. Providing advice to Site/Management staff on contractual, valuation and measurement matters.
5. Preparation and negotiation of interim valuations and final accounts including all necessary measurement.
6. Negotiation of sub-contract interim valuations and final accounts including checking of sub-contractors measurement. Processing all associated payments.
7. Evaluation of CVI...#039;s. Architects Instructions and Sub-contractors variations.
8. Preparation and submission of contractual claims and requests for extensions of time in consultation with the Surveying Director including monitoring of records and documentation to support the Company...#039;s submission.
9. Correspondence on contractual matters concerning Main Contracts and
Sub-Contracts to protect the interests of the Company.
10. Preparation of monthly cost/value reconciliation and/or cost to complete analysis.
11. General use of the updated computer system for the above tasks where appropriate.
12. Raise alarm signals to the Surveying Director when the Contract is straying outside the cost and profit parameters.
13. Monitoring supplier...#039;s costs and taking necessary action to remedy over- expenditure.
14. Monitoring Preliminaries/Site Management costs and advise on action to be taken to remedy over-expenditure.
15. Analysis of any sub-contractors claims and preparation of defence in consultation with the Surveying Director, including monitoring of records and documentation to support the Company...#039;s submission.
16. Follow Quality Assurance procedures.
17. Study documents at tender stage and advise on onerous conditions therein.
18. On receipt of a contract to compare contract documents with tender documents and advise on any anomalies.
19. Take off quantities from drawings and provide sufficient information to enable tenders to be prepared from those quantities.
20. Provide such information as may be required by Solicitors acting on behalf of the Company in respect of past, present or prospective contracts.
21. Such other duties normally deemed to be part of the Surveying function as instructed by the Surveying Director.

The ideal candidate will be prepared to work on site, will be R.I.C.S qualified (desired but not essential) and looking for progression. Key strengths will include planning and organisation, commercial astuteness, outstanding communication and the abilty to command and develop a team.
