Job Description
Site Manager – Residential Traditional & Timber Frame. Live requirements. New build Housing Association project for an established Contractor working in the South London area. We are looking for a Site Manager who would be totally responsible for their own project - new build residential developments. As Site Manager you would be fully involved in all the construction elements of the site, also having an important role in working with the commercial side of the company.
The Project.
14 flats in a single block on one site. Traditional construction to incorporate masonry to first floor and pre-cast floor slabs, with timber frame construction for upper floors. You will take the project through from supervising the demolition to completion and handover to the client. This is set on a brown field site in the middle of a residential estate and will consequently have difficult access and logistical problems.
Site Manager. You will have a background in residential developments, preferably timber frame exposure, either working alone or as a number 2 on a larger scheme. Coming from a trades or technical background you will probably have at least 5 - 7 years practical site experience, have worked on a number of similar projects and be capable of taking full charge of the site, reporting to a visiting Contracts Manager. You must be very organised as this project will require considerable planning to ensure that it runs smoothly.
Qualifications. Relevant Site Experience is most important. Tertiary or trade certificated, ideally CSCS carded and with a current First Aid qualification and a 5 day CITB Site Managers course.
The Company. They are involved in a mix of social and private housing schemes, in new build and refurbishment sectors. There is a mixture of Timber Frame and Traditional Build in their different projects. The Company specialises in finding and reclaiming sites, identifying their full potential, based on their size, shape, accessibility and immediate surroundings. Then working with the local Housing Association to provide dwellings suited to that area. They have a Design & Build capability for the affordable housing and special housing for the disabled, to maximise the site value and compliment the local environment.
Conditions. Your working hours would generally be 0800 to 1700 or 0730 to 1630 x 5 days per week, with 20 days holiday per year of which 1 week is taken at Xmas. The proposed salary package would be £40 to £42,000, though this is negotiable based on experience, plus twice yearly performance bonuses, plus travel expenses and welfare options. The company work hard to retain their staff, and you will be joining a friendly company. Only applicants who are legally permitted to live and work in the UK will be considered for this post.
