Reactive Maintenance Manager wanted to ensure that the repairs and maintenance service is well administered and delivered comprehensively and professionally.

This is an excellent opportunity for an experienced Senior Building Surveyor with managerial experience to take the next step in their career by undertaking the role as the maintenance manager.

Your responsibilties as the Maintenance Manager will involve having:

1.To effectively deliver a responsive repair service working with tenants, leaseholders and contractors to build in continuous improvements and excellent standards of customer satisfaction in all aspects of the service.

2.To monitor the performance of the responsive repair contractor(s) and gas servicing contractor(s) to ensure excellent and value for money services within the terms of responsive repairs, voids and gas and electrical servicing.

3.To ensure staff are fully aware of priorities and undertake work within timescales and to agreed standards.

4.The management of clerical staff to ensure that all administrative functions are dealt with effectively. This includes the processing of all incoming work, whether in the form of telephone calls, e-mails, written enquiries or personal callers. Carry out monitoring to ensure that responses are appropriate and in accordance with agreed timescales.

5.The management of technical staff providing support and technical guidance where required. Ensure that planned gas and electrical programmes are adhered to and certification received, inspection time targets are met and periods in which void properties are empty are kept to a minimum.

6.To ensure the service provided results in efficient inspection, ordering, monitoring and management of day-to-day repairs, gas and electrical testing and void works. To contribute to the planning and execution of works programmes, initiatives to assist void control and the development of lean systems principles within the Department.
