Job Description
Site Manager – New Build, Timber Frame Social Housing project. This is a new build Housing Association project, being built by an established Contractor working in the South London area. A Site Manager who will be totally responsible for this project - new build Timber frame residential development – is required now. As Site Manager you would be fully involved in all the construction elements of the site.
The Project. 84 units in a number of 5-6 storey blocks. This is Timber frame construction throughout, so you must be fully conversant with Timber frame construction methods. You will take the project through the build phases to fit out, completion and handover to the client. The project is set within a residential area and has the usual security, access and logistical problems.
Site Manager. You will have a background in carpentry and working on residential developments, of Timber frame construction, either working alone or as a number 2 on a larger scheme. Ideally from a carpentry background you will probably have at least 7 - 10 years practical site managerial experience, have worked on a number of similar projects and be capable of taking full charge of the site, reporting to a visiting Contracts Manager. You must be organised and capable of working with the client. The emphasis is on someone who has particularly good finishing and fit out skills.
Qualifications. Relevant Carpentry and Timber Frame Site Experience is most important. Tertiary or trade certificated, ideally CSCS carded with a current First Aid qualification and a 5 day CITB Site Managers course certificate. You must be able to demonstrate good written and oral communication skills, able to organise and motivate sub-contractors and have the ability to work with the Client.
The Company is involved in a mix of social and private housing schemes, in both the new build and refurbishment sectors. There is a mixture of Timber Frame and Traditional Build in their different projects. The Company working with the local Housing Associations to provide dwellings suited to their area. They have a Design & Build capability for the affordable housing and special housing for the disabled.
Conditions. Your working hours would generally be 0800 to 1700 or 0730 to 1630, site dependant, on a 5 day week, with 20 days annual holiday, of which 1 week is taken at Xmas. The proposed salary package would be around £45,000, though this is negotiable based on experience; in addition there are twice yearly performance related bonuses, plus travel expenses. A driving licence would be advantageous, though not essential. The company work hard to retain their staff, and you will be joining a friendly company.
