Job Description

Project Manager with Commercial skills – New build Basements – London. An extremely dynamic Civils Contractor has expanded and opened a new “Basement Division”. Expanding from a very sound financial footing, the company is now successfully growing the new stand alone “Basement Division”.

The Company is a medium sized Contractor working in the build, civil and leisure sectors and their current Scope of Works includes:
• Demolition
• Groundworks
• RC frames
• Basements and Specialist Underpinning
• Drainage and External Works

Background. You will have worked for long periods with current and previous employers providing “Added Value” in the projects that you have been involved with. Ideally a technical or Civil Engineering tertiary qualification, but above all an ability to assess the practical problems and solutions to carrying out work underneath existing structures, so experience in “Cut & Carve” would be advantageous. Additionally a sound Commercial understanding of pricing the work and evaluating the projects as they evolve.

Career Path. You will have worked on the Contracting side of Construction with the ability to provide a non confrontational approach to the clients whilst still being very Commercially aware and ensuring that further business comes from repeat business and personal recommendations. Alternatively you may have come through the Construction or Project Management route. However you must be fully IT literate, well versed in current Health & Safety legislation, able to programme and monitor a number of projects, whilst keeping a very keen eye on the commercial aspects

London based, the focus of operations will be on up-market properties, constructing deluxe, below ground extensions. These projects will invariably be in occupied houses in prime residential areas with clients who have high expectations and requirements. The area of work will be primarily in London in congested areas where the property footprint is already fully utilised and the viable option is to expand below ground. Piling experience and understanding waterproofing underground structures will be advantageous.

Project values will be in the £2m to £8m range and there will be 3 to 4 projects running concurrently. The end use will range from leisure facilities to wine cellars to swimming pools to cinemas to residential extensions. The initial work involves constructing a fully watertight underground structure.

The Role that you will fulfil includes both the upfront estimating and calculating elements moving on to “ownership” of the projects and overseeing successful financial completion. Working closely with the Commercial Director and the Senior Contracts Manager you will be expected to exhibit good commercial skills and construction knowledge. Experienced in the field of structural alterations with geotechnical and groundworks experience, you will be able to deal confidently, competently and professionally with clients and contractors alike.

Health & Safety is of extremely high importance on all the sites and the Company monitors levels of health and safety and understands the importance of integrating and working closely with site teams to ensure a safe working environment for everyone concerned. All employees hold relevant certificates for plant and machinery and are CPCS/CITB/CSCS cardholders and the Company complies with all legal and regulatory requirements as dictated by the HSE. You will be expected to promote a strong Health & Safety culture.
Rewards are definitely above the industry average but will only be offered to applicants who can clearly show that they have the requisite skills. Salary expectations will not be a limiting factor. Fully IT conversant, you will have good oral and written communication skills. A full and valid driving license will also be needed.
