Job Description

A medium sized Property Company have an opportunity for an experienced House Manager to be based in one of the largest apartment buildings they own. This apartment comprises over 500 residential apartment, plus retail units, offices and a car park. As House Manager, you will act as the link between the Tenants and the Maintenance staff. You will manage staff: 12 Porters, 6 Gardeners and 1 Security Guard. You must have experience managing porters in a residential environment. Hours 7am - 3pm Mon-Fri.

-To provide an effective link between the Porters (12), Yard Porters (6), and Security (1) engaged in the management and cleaning of Park West;

-To validate and complete overtime, sickness and annual leave forms in respect of the porterage team and yard cleaning staff;

-To compile rotas and control staff effectively to ensure that adequate cover is available at all times.

Tenant Liaison

-To provide an effective link between tenants and management in all matters relating to Park West;

-To hand deliver letters to residents when required;

-To handle promptly, courteously, and efficiently any complaints raised by residents and to take appropriate remedial action.

Contractors

-To provide assistance as required to contractors and visitors attending Park West;

-To accompany the Pest Control representatives on their visits to flats where occupants are unable to be present but have supplied keys.

Health & Safety

-To arrange fire alarm tests and evacuation drills on a twice monthly basis;

-To undertake the monthly Health & Safety checklist for the development;

-To take the appropriate action in response to Health & Safety Risk Assessments and Fire Risk Assessments maintaining and updating the information held on the Health & Safety database – H S Smart.

Building Matters

-To undertake the daily heating and hot water temperature checks;

-To check the vacant flats on the basis of two visits per week to ensure there has been no leakage from surrounding flats and collect any post;

-To undertake inspections of the building and report to the Estate Manager any issues identified as requiring attention;

-To assist with deliveries of supplies and equipment;

-To monitor supplies of cleaning materials and protective clothing submitting monthly orders to the Administrative Assistant/Secretary;

-To assist the Estate Manager with the co-ordination of project work and minor building repairs.
