RETAIL PROPERTY ACQUISITION MANAGER

Location: Hertfordshire, North London

Duration: 3 – 6 Months

Rate: Up to £30p/h

Working for a leading retailer you will be responsible for all aspects of new store acquisitions. Developing the initial inception of an opportunity¸ analysing demographics¸ negotiating the transaction and preparing Board papers.

Your main responsibilities will include:

Property acquisition

• Developing relationships in the market place with brokers¸ landlords¸ retailers and investors to source possible sites.
  
• Carrying out initial site finding assessments of potential locations including town visits and site inspections.
  
• Negotiating potential opportunities ensuring Company financial and legal criteria are adhered to.
  
• Presenting opportunities to the Board.
  
• Negotiating the specification to ensure handover is to Company requirements¸ to reduce construction and long term maintenance costs.
  
• Work with architects and Project Managers to develop the preparation of architects drawings and signage packs.
  
• Briefing in house lawyers during negotiations to help with the landlord approval process.
  
• Monitoring of transactions from exchange of contracts to the handover of shell and ensuring that delivery is to a satisfactory standard and in a timely manner.
  

Post Site Handover

• Liasing with Project Managers after handover to ensure that any Landlord related issues are resolved and help ensure construction programme remains on time an within budget.
  
• Ensuring satisfactory handover to contractors and monitoring defects after Store Opening.
  

Property Management

• Conducting rent reviews across the estate.
  
• Managing the Service Charge Budget.
  
• Dealing with real estate / landlord issues that arise in Stores, Distribution Centres and Offices.
  
• Managing disposals process as required.
  

Ideally you will have a minimum of 3 years post qualification experience¸ with a strong understanding of the retail sector; have the ability to communicate and negotiate at all levels and deliver results.
